Rodeo Subdivision: Habitat’s Newest Development for 18 Families

Exciting progress is underway on the Rodeo Subdivision project! This development, situated on Old Nogales Highway south of Irvington, utilizes seven parcels generously donated by Monterey Water Company to create new affordable homeownership opportunities. Due to the high cost of land and development, Habitat Tucson is employing a flexible lot design to maximize space and efficiency, allowing for more homes on a smaller footprint. By building together, we forge not just houses but a strong community where every family can thrive and share in the joy of home.

The redesigned layout includes twelve one-story units and six two-story units, each with either one or two-car garages. A public access road will serve these 18 units, providing additional parking and a communal area for residents.

Here’s a snapshot of the recent developments:

  • Site Preparation: 100% of the grading is complete, and workers are currently focused on curbing across the site.
  • Sanitary Sewer: Fully installed.
  • Exterior Walls: Production for 12 units is on track to be completed by mid-September.
  • Asphalt Paving: Scheduled for early October.
  • Public Water: On-site water work is nearing completion and should be finished by the third week of September, with off-site work ongoing.
  • Dry Utilities: Rough installation of electrical, cable, and Internet services is complete, with final placements for transformer pads and pedestal bases expected by mid-September.

In September and early October, we will concentrate on essential concrete work, including:

  • Vertical & wedge curbs
  • Transitions
  • Handicap ramps
  • Sidewalks
  • Storm drain catch basins
  • Channels

Additionally, the 1126 Duplex model plans are currently under review by the City of Tucson. Home construction buyouts have begun and will continue as the project advances.

The Rodeo Subdivision marks the beginning of Habitat Tucson’s ambitious civil development projects. Progress is moving steadily forward, and with continued dedication, we are excited to see more milestones reached in the near future.
